Product overview
Perma Cleanze is a pre-diluted, water-based and biodegradable exterior cleaning treatment developed for use by homeowners, property maintenance staff and facilities teams. It controls a range of biological growths such as algae, lichen, fungi and mould, helping prevent the re-colonisation that causes red, green, yellow and black staining on outdoor surfaces.
Benz Perma Cleanze does the same job as Benz Bio Cleanze, but at a dilution strength that is legally approved for use by the general public and non-specialist maintenance staff. It is widely specified by organisations for routine exterior maintenance where professional-grade biocides are not required.

How it works
The staining seen on driveways, patios, paths and walls is not dirt, but biological growth living within the surface. Jet washing may remove the visible staining, but it does not kill the spores responsible for regrowth.
Perma Cleanze works by soaking into porous surfaces and neutralising these spores. Once applied, it continues to work over time, allowing natural weathering from rain and sunlight to gradually remove staining and inhibit re-colonisation. This provides long-term protection and keeps surfaces cleaner for longer.

Application & dilution
Perma Cleanze is typically diluted with water at 4:1 for maintenance treatments and applied using a low-pressure sprayer or brush. Do not rinse after application.
On lightly contaminated surfaces, a spray application is usually sufficient. On more porous or heavily affected areas, lightly brushing the product into the surface can improve results.
For best results, apply in dry conditions with no rain forecast for at least 8 hours. Cleaning continues gradually over days and weeks as the treatment works through the surface.
A repeat application after 6–12 months is generally sufficient to maintain clean surfaces.

Perma Cleanze is designed for the ongoing maintenance of exterior hard surfaces and timber, including:
- Driveways, patios and paths
- Concrete, brick, block paving and tarmac
- Garden walls, fences and outbuildings
- Wood decking, wooden fences and sheds
- Rendered and painted exterior walls
It is particularly effective as a maintenance treatment following an initial deep clean, or immediately after jet washing to help prevent rapid regrowth.
Safety & responsible use
Always follow the product label and Safety Data Sheet (SDS).
Pre- and post-wet any surrounding plant life that may come into contact with the product. Keep children and animals away from treated areas until surfaces are completely dry.
Do not mix Perma Cleanze with other cleaning chemicals. Always test a small, inconspicuous area before full application.

Perma Cleanze is fully compliant for use in Ireland and the UK. It contains approximately 5% DDAC, formulated at a strength suitable for use by the general public and property maintenance staff.
