Product Dilution Rates

Benz Bio Cleanze: At 50:1 diluted Bio Cleanze – as commonly applied to a customer's property in actual use – is  unclassified by the EU under the categories of environmental, physical, and chemical – which means it has a extremely low environmental footprint when used in the ecologically responsible ways we advise.

Benz Lightning Cleanze: Dilute 5:1 for very dirty surfaces. For relatively clean, or non-porous, surfaces, 8-10:1 dilution will often be sufficient. At these levels of dilutions Lightning Cleanze is unclassified in actual use by the EU. This means it has an extremely low environmental footprint when used in the ecologically responsible ways we advise.


Do NOT pour water into undiluted Lightning Cleanze or Bio Cleanze. Always half-fill your tank with water, add the required quantity of softwash chemical, then complete filling your tank with water.

NEVER mix Lightning Cleanze and Bio Cleanze as toxic gas will be produced

ALWAYS flush through all equipment – tanks, hoses, pumps – with fresh water before changing their use from one chemical to another.


Health & Safety when softwashing

We recommend the use of full Personal Protection Equipment (PPE) including impermeable chemical resistant gloves, impermeable chemical resistant outer clothing, and a full face shield that covers the hair when applying chemicals. We recommend washing your hands before breaks, before eating or smoking, and immediately after handling a chemical product.

The active ingredient in Bio Cleanze – Didecyldimethylammonium Chloride – is an antiseptic/disinfectant that is used in many biocidal applications.

  • 50% DDAC (as supplied in undiluted Biocidal Wash) is classed by the EU legislation as "corrosive".
  • Less than 10% DDAC is classed as an "irritant".
  • Less than 0.5% DDAC is "unclassified".

In actual use Bio Cleanze contains such a small amount of active ingredient that it is only classed by the EU as an irritant under the human health category, and in practice even this is very mild. We usually dilute in the ratio of 50:1 (or 2%) which means the applied product contains only 1% active ingredient. This is only 0.5% above the completely unclassified level for human health of 0.5% and shows how safe this product is.

Drainage systems and our environment

It is important to protect our environment by eliminating run-off into sewers and surface drains. Run-off can be kept to minimum or zero by using Benz Nozzles along with skilful spray and brush control techniques. If some run-off close to drains is unavoidable, block the drains and/or gutter downpipes until application has been concluded.
