Professional SH softwash biocide for rapid removal of exterior biological growth.
Product overview
Lightning Cleanze is a fast-acting sodium hypochlorite (SH) softwash biocide designed for the rapid removal of heavy biological growth from exterior hard surfaces. It is used where immediate visual results are required, particularly on first cleans, heavily contaminated surfaces, and jobs where preparation for painting or coating is needed.
Suitable surfaces
- Coloured and plain wall render
- Slate and tile roofs
- Concrete patios and paths
- Block paving and cobblelock
- Painted exterior surfaces
- uPVC and PVC
- Industrial and domestic cladding
- Tarmac drives
- Natural stone, including sandstone and granite
Always test a small, inconspicuous area before full application.
For more information and videos on specific surfaces visit our Trade Tips section.
Key benefits
- Rapid removal of heavy organic growth
- Near-instant visible cleaning results
- Effective on severe contamination and first cleans
- Suitable for pre-painting and surface preparation
- Contains no acids or solvents
- Biodegradable surfactant
- Does not bio-accumulate
How it works
Lightning Cleanze works by oxidising the biofilm responsible for exterior staining caused by algae, lichen, fungi and mould. The reaction begins quickly on contact, breaking down the biological growth and producing visible cleaning within minutes.
Once the biological growth is broken down, the remaining residues dissipate quickly. Lightning Cleanze does not provide long-term residual protection and is therefore used to clean and reset surfaces rather than maintain them.
For long-term control of re-growth, it is typically followed by a residual biocide such as Bio Cleanze once the surface has been fully rinsed.
Application & dilution overview
Lightning Cleanze is applied using low-pressure softwash equipment.Typical dilution rates (see dilution guide):
- 10:1 for light to moderate contamination and non-porous surfaces
- 5:1 for heavy contamination and porous surfaces
- 4:1 for exceptional cases of severe infestation only (in these cases, Tornado Cleanze may be more appropriate)
Apply evenly to the surface, allow 30–60 minutes dwell time, then rinse thoroughly.
Always rinse between applications. If a second application is required, ensure the surface is fully rinsed before reapplying.
What results to expect
Lightning Cleanze delivers visible cleaning results quickly, with most biological staining breaking down within minutes of application. In most cases, a single application is sufficient. Heavily contaminated surfaces may require a second treatment once the surface has been fully rinsed.Lightning Cleanze provides fast cleaning but does not offer long-term residual protection.
Coverage & yield
Coverage depends on surface type, porosity and the severity of contamination. As a general guide:
- 5 L of Lightning Cleanze diluted at 5:1 produces approximately 30 L of mixed solution
- This will typically cover around 40–50 m² on porous surfaces
- At 10:1 dilution, coverage approximately doubles on smooth, non-porous surfaces
Actual coverage will vary depending on the material being treated, how heavily the growth is established, and the method of application. Always assess coverage using a small test area before full application.
Surface safety & testing
Lightning Cleanze is safe for professional use when diluted and applied correctly in accordance with the product guidance.Always carry out a small test patch in an inconspicuous area before full application. Pre-wet surrounding surfaces where appropriate and avoid allowing the product to dry on sensitive materials.Exclude the public, children and animals from treated areas during application and until surfaces have been fully rinsed and dried.
Professional use & compliance
Lightning Cleanze is intended for professional softwashing use only.It is approved for use by the Irish Pesticides Registration & Controls Service (PRCD) and the UK Health & Safety Executive (HSE).
- PRCD approval number: 98411
- HSE approval number: 10161
Lightning Cleanze complies with Global Harmonised System (GHS) labelling requirements and EU REACH regulations.Always follow the Product Data Sheet and Safety Data Sheet, and ensure all application is carried out in accordance with approved codes of practice and local regulations.
Delivery & supply
Lightning Cleanze is supplied for delivery within the UK and Ireland only. All orders qualify for free delivery.Orders are dispatched directly from our warehouse and delivery times vary depending on pack size and order volume.
- Standard pack sizes: typically dispatched within 1–4 working days

Storage & shelf life
Lightning Cleanze should be stored in a cool location and out of direct sunlight. For best results, it should be used as soon as possible after delivery. Due to the chemical nature of sodium hypochlorite, strength will gradually reduce over time, particularly if stored warm or exposed to air.
- Store in the original, unopened container
- Do not allow to freeze
- Use promptly once opened
- Once diluted, use immediately
Customers are advised to order only the quantity required for scheduled work to ensure maximum performance.
