Why soft wash with Benz Lightning Cleanze AND Benz Bio Cleanze?


The answer is simply because no sodium hypochlorite product can, by itself, kill all the spores that live deep in a porous surface. And cannot offer residual long-term protection against re-colonisation. 

Very strong solutions of sodium hypochlorite will instantly clean surface which is why it is an attractive alternative method to the safe systems we promote.

How to synergistically use two complementary biocides

By first safely treating a property with Benz Lightning Cleanze, the majority of the spores will be killed and your customers will have what they want: a dramatically cleaner property.

Bio Cleanze will then treat the relatively few spores left to kill, meaning that less of the active ingredient is used in the process of immediate cleansing. This in turn means that more of the active ingredient is available to remain deep in the surface, thus increasing the degree of long-term biocidal protection against re-colonisation.

Quick tip: Lightning Cleanze is the only sodium hypochlorite based biocide that is fully approved by the UK and Irish governments for soft washing external hard surfaces, and is the only such product that can legally be called a biocide.

Bio Cleanze – because of its lower surface tension, which comes about as a result of it's chemical nature – seeps more deeply into a porous surface, killing whatever spores Lightning Cleanze may not have reached.

How long do Benz biocides keep actively working, once applied?

The natural cleaning of a treatment using Bio Cleanze keeps working for 6-12 months following application, bringing the surface increasingly clean through time.

Quick tip: On paths and patios that are likely to be walked on by children and animals apply Bio Cleanze at a dilution strength of 40:1 (winter) and 50:1 (summer).

Lightning Cleanze does it's work within 20-60 minutes, depending on the nature of the surface being treated and the degree of colonisation.

Results may improve over 2-3 days but it does not continue to protect the surface. No sodium hypochlorite product or mix can do this. Ignore any claims to the contrary because they are false; sodium hypochlorite is chemically incapable of doing this.


As a contractor you need to appraise the needs of every contract on an individual basis, taking into account:

  • the type of surface to be cleaned – porous on non-porous
  • the severity and depth of the colonisation
  • how long the colonisation has been allowed to grow untreated
  • the local environment
  • the result your customer wants you to achieve
  • and of course, how much your customer is willing to pay

When you have the above information it will become clear which softwash biocides to use.

You will also be able to explain to your customers what you are doing, with what products, and why. This shows your professionalism in the eyes of your customers, which contributes to repeat business and referrals.
